The Assistant Manager Campus Facilities Maintenance is responsible for ensuring that preventive maintenance and repairs are done efficiently at Southwest facilities at the Corporate Campus. This role manages the reliability of life safety systems, performance of general systems maintenance, repairs and modifications, while assuring that the facilities are operating in the most effective manner. The Assistant Manager Campus Facilities Maintenance is a strategic thinker and problem solver who is excited about the opportunity to be a part of meaningful and impactful initiatives that drive the future of Southwest.

Responsibilities
Monitor the Computer based work order system
Organize and review work that is performed by vendors
Ensure that workshops and tools are clean and organized, maintaining inventory control, and performing other duties as required
Responsible for monitoring the Maintenance Connection Preventive Maintenance Software and organizing work performed by Contractors at the Corporate Campus and ensure that these tasks are performed effectively and efficiently to have the least impact on our Customers' daily operations
Manage the maintenance and operation of all facilities within the Corporate Campus; responsibilities include implementation of preventive maintenance programs for systematic inspection, service and repair efficiencies, and department personnel supervision
Oversee the daily operation of the General, HVAC, and Electrical Teams, as well as write/review annual performance appraisals for each Team member within the defined Teams
Perform janitorial audits on Campus or in the field
Assist with design and construction of all corporate facilities and their ongoing maintenance
Solicit and evaluate bids
Supervise technicians and workload
May perform other job duties as directed by Employee's Leaders
Knowledge, Skills and Abilities
Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures such as highways and roads
Knowledge of principles and processes for providing Customer and personal services including Customer needs assessment, meeting quality standards for services, and evaluation of Customer satisfaction
Knowledge of Life Safety, Critical electrical / mechanical systems operation
Knowledge of machines and tools, including their designs, uses, repair, and maintenance
Knowledge of business and management principles involved in strategic planning, resource allocation, human resources modeling, leadership technique, production methods, and coordination of people and resources
Skilled in using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems
Education
Required: High School Diploma or GED
Experience
Fully functioning, broad knowledge in:
Facility Maintenance in a Corporate office environment
General construction
Leadership
Applicable construction and building repair fundamentals, including electrical and mechanical repair gained through trade school courses, training programs, or on-the-job experience
Licensing/Certification
NA
Physical Abilities
Ability to perform work duties from limited space workstation/desk/office area for extended periods of time
Ability to communicate and interact with others in the English language to meet the demands of the job
Ability to use a computer and other office productivity tools with sufficient speed and accuracy to meet the demands of the job
Ability to operate motorized vehicles/equipment
Other Qualifications
Must maintain a well-groomed appearance per Company appearance standards as described in established guidelines
Must be a U.S. citizen or have authorization to work in the United States as defined by the Immigration Reform Act of 1986
Must be at least 18 years of age
Must be able to comply with Company attendance standards as described in established guidelines
Pay & Benefits:
Competitive market salary from $80,500 per year to $89,500 per year* depending on qualifications and experience. For eligible Leadership and individual contributor roles, additional bonus opportunities are available and awarded at the discretion of the company.
